PROBLEM
When you own a large rural or industrial site, figuring out how to maximize its potential without getting tangled up in local Council red tape can feel overwhelming. Many landowners sit on fantastic properties but aren't quite sure how to mix different businesses like retail, tourism, and dining into one cohesive plan that gets approved. On top of that, old industrial buildings on the land, like this historic timber mill, often look more like a headache or a liability than what they are: the perfect starting point for something incredible.
OPPORTUNITY
This particular project had so much going for it, starting with prime main road exposure, easy-to-manage gentle slopes, and stunning countryside views. The star of the show was an old, industrial-scale timber mill that was completely open on three sides, giving us a massive architectural skeleton to play with. We saw an amazing chance to use large glass walls to flood the space with light, capture passing traffic, and frame those beautiful views. By teaming up early with a Town Planner and creating realistic 3D renders, we realised we could pitch a big, exciting vision to the local Council through a Pre-Development Application (Pre-DA) to test the waters before the client spent a fortune on final paperwork.
SOLUTION
We jumped into a creative master planning process and mapped out a thriving multi-use hub that packed in everything from community markets, permanent shops, and food spots to open-air dining, a playground, short-term accommodation, and a caravan park. By wrapping all these ideas into a clear, visually stunning Pre-DA package, we managed to score enthusiastic support from the local community and glowing feedback from the Council planners. Even though this project stopped at the concept stage, it proved exactly how a smart, collaborative design process can completely de-risk a project and show you exactly what your local Council is willing to back before you make a major financial commitment.
